
An Overview of Section 17.63.120
Except as other wise provided for (in this chapter), it is unlawful
for any person to erect, construct, enlarge, alter any electrical wiring
or fixture therein without first having obtained a building permit from
the Planning Department, and possibly a special permit, dependant upon
the zoning of the property and the type of sign proposed.
GUIDELINES AND GENERAL REQUIREMENTS
- All signs require a building permit (issued by the planning
department).
EXCEPT: realty signs no more than 3 feet in
height and 4 square feet in area in any
- residential or agricultural zone and no more than 5 feet in
height and 32 square feet in area in commercial and industrial zones
- professional occupation signs affixed to a wall and no greater
than 2 square feet in area
- temporary civic signs announcing a special event
- official traffic signs
- off-premise directional signs advertising a place of worship,
schools, hospitals, etc.
- on-premise directional signs that enhance the flow of traffic
and are less than 9 square feet in sign area
- temporary, on premise, construction signs with a maximum sign
area of 32 square feet and a maximum height of 6 feet
- political signs advertising support or opposition to a candidate
or issue
- Free standing signs: on and off premise signs follow the same
size requirements
C-1/C-2 west of Sheckler Cut-Off & Roberson to Lyon County, and
M-1 and M-E
- Free standing signs: minimum distance between any two pole
signs 100 feet; 50 feet between a pole and a ground sign
- Pole sign: max. height 25 feet
- max. sign area per sign 100 square feet
- Ground sign: max. height 4 feet
- max. sign area 80 square feet
- Total sign area of all free standing signs on one parcel must
not exceed 160 square feet
C-1/C-2 east of Sheckler Cut-Off and Roberson to Carson River
bridge and all other C-2 not listed
- Free standing signs: minimum distance between any two pole
signs 100 feet; 50 feet between a pole and a ground sign
- Pole sign: max. height 20 feet
- max. sign area per sign 80 square feet
- Ground sign: max. height 4 feet
- max. sign area 70 square feet
- Total sign area of all free standing signs on one parcel must
not exceed 140 square feet
C-1/C-2 east of Carson River bridge to City limits and all other
C-1 not listed
- Free standing signs: minimum distance between any two pole
signs 75 feet; 50 feet between a pole and a ground sign
- Pole sign: max. height 20 feet
- max. sign area per sign 60 square feet
- Ground sign: max. height 4 feet
- max. sign area 60 square feet
- Total sign area of all free standing signs on one parcel must
not exceed 120 square feet
- freestanding signs must not extend over property lines, nor
may they extend over a public right-of-way
- freestanding signs must be placed sufficiently back from the
traveled way so as to provide adequate sight distance for ingress
and egress of vehicular traffic
- freestanding signs must not intentionally obstruct the view of
any other freestanding sings
