NOTICE OF PUBLIC HEARING
The Churchill County Planning Commission will hold a public hearing on 12 March 2008 at 7:00 p.m. at the Churchill County Administration Complex, County Commission Chambers, 155 North Taylor Street, Fallon, Nevada. The following items will be heard.
Notes:
1. These meetings are subject to the provisions of Nevada Open Meeting Law (NRS Chapter241). Except as otherwise provided for by law, these meetings are open and public.
2. Action will be taken on all agenda items, unless otherwise noted.
3. The agenda is a tentative schedule. The Planning Commissioners may act upon agenda items in a different order than is stated in this notice - so as to affect the people’s business in the most efficient manner possible.
4. In the interest of time, the Planning Commissioners reserves the right to impose uniform time limits upon matters devoted to public comment.
5. Any statement made by a member of the Planning Commissioners during the public meeting is absolutely privileged.

*The following Temporary Use Permits for an RV to be used on a temporary basis for a watchman’s quarters will be acted upon:
* Ron Bowman – 18333 Carson Highway, 006-132-40, Origination Date 02/11/04 to temporarily set up of travel trailer as residence while constructing a permanent home site. This permit is no longer needed
* Matthews Land Inc. – 111 Reno Highway, 009-271-73, Origination Date 03/14/07 a RV as a watchman’s quarters for an employee to occupy to prevent theft or vandalism. This permit is no longer needed.
* PUBLIC HEARINGS
7:05 p.m. CHARLES & JENEAL DIXON – An application for a special use permit for property located at 9300 & 9444 Pioneer Way, Assessor’s Parcel Numbers 007-151-03 & 007-151-58, consisting of 16.71 acres of non-water righted property located in the A-10 land use district. The applicant is requesting a special use permit under Chapter 16.08.150.D for an existing small, home-based trucking company. They would like to use the existing shop building for minor repairs and maintenance for their trucks and equipment; which are only parked there in between jobs. Dixon_SUP_Application.tif
7:15 p.m. DARREL & CARI NORCUTT – An application for a special use permit for property located at 1725 Bafford Lane, Assessor’s Parcel Number 007-391-78, consisting of 31.99 acres with 30.33 acres of water-righted property located in the A-10 land use district. The applicant is requesting a special use permit under Chapter 16.08.150.D to operate a horse training facility using an indoor arena, situated in the existing 8000-square foot building. 7:25 p.m. KATHERINE G. PADULA – An application for a variance from the age of a manufactured home for property located at 3401 Sorensen Court, Assessor’s Parcel Number 006-472-19 consisting of 9.92-acres of non-water righted property located in the A-5 land use district. The applicant is requesting a variance from Section 14.16.075.B(2) of the Churchill County Code requiring that a manufactured home going onto A-5, A-10 or RR-20 zoned properties to be 1985 or newer. * ACTION ITEM
Rick Greene – An application for a special use permit for an accessory dwelling was filed for the January 9th Planning Commission meeting and then postponed at the applicant’s request at that meeting. The Planning Commission took action to postpone the item until the February meeting. The item was not placed on the February 13th agenda as the applicant requested further postponement. At the February 13, 2008 Planning Commission meeting Ron Simms requested that this request either be placed on the March agenda for the Planning Commission’s action either postponing it indefinitely or to direct the applicant to file a new application whenever they are ready to move forward. Although the foregoing agenda is a public meeting posted by another agency or organization, under the provisions of the Nevada Open Meeting Law a number of members of the Churchill County Board of Commissioners constituting a quorum may be in attendance to receive information. While a quorum of Churchill County Commission members will not participate in voting on any matters before the body governed by the foregoing agenda, there being a possibility the attorney general could define such attendance and gathering of information as a deliberation towards a decision at this meeting or at a duly posted meeting of the board of commissioners in future, the public is hereby notified that this agenda is posted as a meeting of the Board of County Commissioners under the provisions of NRS 241.
