NOTICE OF PUBLIC HEARING

The Churchill County Planning Commission will hold a public hearing on 14 May 2008 at 7:00 p.m. at the Churchill County Administration Complex, County Commission Chambers, 155 North Taylor Street, Fallon, Nevada.  The following items will be heard.

Notes:
1.     These meetings are subject to the provisions of Nevada Open Meeting Law (NRS Chapter241).  Except as otherwise provided for by law, these meetings are open and public.
2.     Action will be taken on all agenda items, unless otherwise noted.  
3.     The agenda is a tentative schedule.  The Planning Commissioners may act upon agenda items in a different order than is stated in this notice - so as to affect the people’s business in the most efficient manner possible.
4.     In the interest of time, the Planning Commissioners reserves the right to impose uniform time limits upon matters devoted to public comment.
5.     Any statement made by a member of the Planning Commissioners during the public meeting is absolutely privileged.

*The following Temporary Use Permit for a mobile home to be used on a temporary basis for a hardship case will be acted upon:

* Dorothy Dodson – 823 Soda Lake Road, 008-531-42, Origination Date 06/12/1996 for a caretaker to reside in. Dodson_TUP_Renewal_Application.tif

* Dennis D. Hansberry – 6560 Jacobs Road, 008-071-55, Origination Date 06/08/2005 to reside in motor home while constructing new home; we renewed it last year when they indicated the design and planning process was on-going.

* PUBLIC HEARINGS
7:05 p.m. CYNTHIA OLIVO – An application for a temporary use permit for property located at 6400 Mission Road, Assessor’s Parcel Number 009-091-13, consisting of 27.04 acres with 23.04 acres of water-righted property located in the A-10 land use district.  The applicant is requesting a temporary use permit under Chapter 16.08.300.A(3a) to set up an RV on the property for her mother to reside in. 7:10 p.m. AUDREY M. TOTTEN – An application for a temporary use permit for property located at 1672 Soda Lake Road, Assessor’s Parcel Number 008-211-76, consisting of 5 acres of non-water righted property located in the A-5 land use district.  The applicant is requesting a temporary use permit under Chapter 16.08.300.A(3a) to utilize the existing second mobile home on the property to care for an elderly disabled friend. 7:20 p.m. PAUL & JANET MCCUTCHEON – An application for a special use permit for property located at 3575 Hillsboro Boulevard, Assessor’s Parcel Number 008-052-28, consisting of 10.2 acres of non-water righted property located in the A-10 land use district.  The applicant is requesting a special use permit under Chapter 16.08.150.D to operate a small machine shop in a shop building on the property.  The applicants make specialized parts for other companies products and there would be no foot traffic to the property.  Hours of operation would be 8 a.m. until 5 p.m. Monday through Friday. 7:30 p.m. M. BRODIE LEWIS/PONDEROSA READY MIX, LLC – An application for a special use permit for property located at 580 McLean Road, Assessor’s Parcel Number 008-492-51 consisting of 47.17-acres with 28.88-acres of water-righted property located in the E-1 land use district.  The applicant is requesting a special use permit under Chapter 16.08.160.D to operate a concrete materials storage business on the property.  The operation would consist of storing the materials on the property and loading the materials into the mobile ready mix truck as needed.  The dry cement is stored in a mobile airtight silo and ¾ inch gravel and washed concrete sand are stored in concrete bins on the property.  No concrete will be mixed on the property. 7:45 p.m. RANDY SCOTT – An application for a special use permit for property located at 4405 Sheckler Road, Assessor’s Parcel Number 006-231-38 consisting of 6.32 acres with 1.99-acres of water-righted property located in the A-5 land use district.  The applicant is requesting a special use permit under Chapter 16.08.140.D for an accessory dwelling unit.  The applicant would like to place a new manufactured home on the property as an accessory dwelling unit, connecting into the existing septic, well and utilities. Although the foregoing agenda is a public meeting posted by another agency or organization, under the provisions of the Nevada Open Meeting Law a number of members of the Churchill County Board of Commissioners constituting a quorum may be in attendance to receive information.  While a quorum of Churchill County Commission members will not participate in voting on any matters before the body governed by the foregoing agenda, there being a possibility the attorney general could define such attendance and gathering of information as a deliberation towards a decision at this meeting or at a duly posted meeting of the board of commissioners in future, the public is hereby notified that this agenda is posted as a meeting of the Board of County Commissioners under the provisions of NRS 241.
