NOTICE OF PUBLIC HEARING

The Churchill County Planning Commission will hold a public hearing on 10 December 2008 at 7:00 p.m. at the Churchill County Administration Complex, County Commission Chambers, 155 North Taylor Street, Fallon, Nevada.  The following items will be heard.

Notes:
1.     These meetings are subject to the provisions of Nevada Open Meeting Law (NRS Chapter241).  Except as otherwise provided for by law, these meetings are open and public.
2.     Action will be taken on all agenda items, unless otherwise noted. 
3.     The agenda is a tentative schedule.  The Planning Commissioners may act upon agenda items in a different order than is stated in this notice - so as to affect the people’s business in the most efficient manner possible.
4.     In the interest of time, the Planning Commissioners reserves the right to impose uniform time limits upon matters devoted to public comment.
5.     Any statement made by a member of the Planning Commissioners during the public meeting is absolutely privileged.

* PUBLIC HEARINGS

7:05 p.m. BLT READY MIX, INC. An application for a temporary use permit for property located at 2452 Resource Drive, Assessor’s Parcel Number 009-251-73 consisting of 1.32-acres of non-water righted property located in the Industrial land use district.  The applicant is requesting a temporary use permit under Chapter 16.08.300(A)2 of the Churchill County Code to set up an RV or a mobile home on the property for a watchman’s quarters. 7:10 p.m. PAMELA K. HUCKEAn application for a special use permit for property located at 6125 Casey Road, Assessor’s Parcel Number 008-591-34 consisting of 51.38-acres with 23.83 acres of water-righted property located in the A-5 land use district.  The applicant is requesting a special use permit under Chapter 16.08.140.D of the Churchill County Code to operate a pre-school in her home.  She plans to offer two daily sessions from 9-11 a.m. and 1 to 3 p.m., for a maximum of six students per session. 7:20 p.m. VICTOR M. GARCIA – An application for a special use permit for property located at 12206 Carson Highway, Assessor’s Parcel Number 007-191-51 consisting of 10-acres of non-water righted property located in the A-10 land use district.  The applicant is requesting a special use permit under Chapter 16.08.150.D of the Churchill County Code to operate a leather shop in the existing shop building on the property.  He has four employees that would come to the shop and the hours of operation will be from 7 a.m. to 3:30 p.m.  All work is done inside the building and there will not be any tanning of the leather done on the property. 7:30 p.m. RON BAXTER – An application for a special use permit for property located at 225 Union Lane, Assessor’s Parcel Number 006-811-09 consisting of 4.01-acres of non-water righted property located in the A-5 land use district.  The applicant is requesting a special use permit under Chapter 16.08.140.D of the Churchill County Code to store empty roll off units on a portion, approximately one to one and a half acres of the property.  The applicant proposes to fence in the area intended for this storage and screen it off from view.  Hours of operation would be from 7 a.m. to 5 p.m. Monday through Friday and some drop off and removal of units on Saturday. ALLEN/BUREAU OF RECLAMATION – An application for a zone change for properties located at 10777 and 10662 Carson Highway, Assessor’s Parcel Numbers 007-191-16 and 007-091-17 only the portions on the south side of the highway, consisting of approximately 220.82 acres of the 680-acres.  The applicant is requesting a zone change from A-10 and RR-20 to C-2, Heavy Commercial District. PUBLIC NOTICE
Although the foregoing agenda is a public meeting posted by another agency or organization, under the provisions of the Nevada Open Meeting Law a number of members of the Churchill County Board of Commissioners constituting a quorum may be in attendance to receive information.  While a quorum of Churchill County Commission members will not participate in voting on any matters before the body governed by the foregoing agenda, there being a possibility the attorney general could define such attendance and gathering of information as a deliberation towards a decision at this meeting or at a duly posted meeting of the board of commissioners in future, the public is hereby notified that this agenda is posted as a meeting of the Board of County Commissioners under the provisions of NRS 241.
