Churchill County Planning Department 

  1. Does Churchill County have a Zoning Ordinance?

      Yes, a zoning ordinance and land use plan has been adopted and must be referred to before any improvements are made to a piece of property. Title 16 Chapter 16.08 of the Churchill County Code addresses Zoning. For zoning verification, interpretation of the code, etc., please contact the Planning Department.
  2. What is the zoning on my property?

      A large-scale zoning map is available on the web through the Map and Map Schedule link. For specific parcel information, contact the Planning Department with your address or Assessor’s Parcel Number.
  3. What can I do on my property?

      Call the Planning Department with your address or Assessor’s Parcel Number and we can check it for you.
  5. Can I divide my property?

  6. What steps must be taken to divide a piece of property?

  7. Who do I contact for address verification?

      Contact the Planning Department, with your Assessor’s Parcel Number. In order to obtain a new address, we will need you to bring in a drawing showing your property and the approximate location of the driveway, as well as the properties on either side of your property and their approximate driveway locations. This can be a rough drawing—it does not have to be anything fancy.
  8. Can I run a business from my home?

      Yes, dependent upon the type of operation you propose, you can. Churchill County Code requires that you obtain either a Special Use Permit or a Conditional Use Permit prior to applying for your business license. For further details, refer to the Business License option or to Title 5 of the Churchill County Code, under the Related Forms and Links option.
  9. Can I build my own home?

      In most cases, yes. The first thing we check for is the zoning designation of the property and that a primary residence does not currently exist on the property. We also check for legal and physical access to the property, which is required for a Building Permit. For further details, either refer to the Building Department page or contact the Building Department.
  10. What is required to change property zoning?

      Meet with the Planning Director to discuss a zone change, please have the address or Assessor’s Parcel Number with you. Zone changes require two public hearings, one with the Planning Commission and one with the Board of County Commissioners, the final decision coming from the County Commissioners. Refer to the Policies/ Procedures page.
  11. What is required for an abandonment of easement?

      You need to contact a licensed surveyor to do a legal description and drawing of the easement, and they must stamp and sign it. You must also file a petition requesting the abandonment of easement; you can download the Petition form from the Policies/ Procedures page. An abandonment of easement requires two public hearings, one with the Planning Commission and one with the Board of County Commissioners, the final decision coming from the County Commissioners.
