TEMPORARY USE PERMIT PROCEDURES
Churchill County Code allows for the use of mobile homes and trailers as temporary residences on parcels of land with an existing primary residence for the following situations: 1) aged or invalid persons needing care, 2) caregivers for aged/invalid or disabled persons living in the permanent dwelling, 3) farm help, 4) during the construction or placement of an on-site permanent dwelling 5) watchman’s quarters for a commercial or industrial operation and 6) A residence for a person or persons for a purpose that is similar to and not more obnoxious or detrimental to the previous situations (evidence must be provided that demonstrates need and demonstrates attempts to find an alternative accommodation). Any of the aforementioned examples require issuance of a Temporary Use Permit by the planning commission.
- Meet with a planner and complete the application in its entirety.
- Required attachments to submit with application: copy of Grant, Bargain & Sale Deed or Quitclaim Deed, plot plan drawn to scale showing all existing buildings, roads and easements of record, as well as any buildings, roads or easements proposed in conjunction with this application; verification of water rights, if the property is water-righted (call TCID at 423-2141); a copy of the CC&Rs (if there are any); and for hardships, we require a letter from the doctor to support the request.
- Property owner must sign the application and have it notarized.
- We need the original application with copies of the attachments, and ten copies of the entire application packet.
- Fee submittal; please see Current Price Guide page for fee.
- Applications are due 14 working days prior to the Planning Commission Meeting.
- Reviewed at a public hearing by the Planning Commission.
- Annual renewal fee; please see Current Price Guide page for fee.
- When the original need no longer exists, the mobile home or trailer used as a temporary residence must be removed from the property.

SPECIAL USE/CONDITIONAL USE

Churchill County Code allows for certain uses in addition to the standard permitted uses in each land use district, subject to the acquisition of a Special Use Permit.
- Meet with a planner and complete the application in its entirety.
- Required attachments to submit with application: copy of Grant, Bargain & Sale Deed or Quitclaim Deed, plot plan drawn to scale showing all existing buildings, roads and easements of record, as well as any buildings, roads or easements proposed in conjunction with this application; verification of water rights, if the property is water-righted (call TCID at 423-2141); and a copy of the CC&Rs (if there are any).
- Property owner must sign the application and have it notarized.
- We need the original application with copies of the attachments, and ten copies of the entire application packet.
- Fee submittal; please see Current Price Guide page for fee.
- Applications are due 14 working days prior to the Planning Commission Meeting.
- Reviewed at a public hearing by the Planning Commission.
- No annual renewal fee except for a business license - then treated like a CUP in regards to fees if a home or service occupation. Refer to Code 5.04.090 I.
