Notes:
*  Where single-family residences are approved in conjunction with a commercial operation or where single-family residences have been pre-authorized with an existing development.  Residential uses shall be provided with yards and parking as provided in the R-2 land use district.  Where pre-existing 1-acre lots exist in the A-5, A-10, and RR-20 land use districts, the E-1 setbacks shall be used.

1  Only one permanent dwelling unit is allowed per one parcel unless adequate acreage allows for more with a special use permit.  The minimum parcel size is ½ acre on parcels that are served by a community water supply in the E-1 land use district.

2  Minimum average width for those parcels with frontages abutting a cul-de-sac.

3  Minimum frontage width for those parcels with frontages abutting a cul-de-sac.

4  Except when the lots are created as part of a cluster development, then minimum area = 1 acre.

5  Setbacks for lots within the Hazen or Stillwater town sites shall conform where possible to the following:
      Front minimum setback = 30 feet
      Side minimum setback = 10 feet
      Rear minimum setback = 20 feet

6  Required setbacks for lots created as part of a cluster development.

7  Setback is from any road easement or road right-of-way; corner lots shall have two front setbacks.

Notes:

  1. Minimum average frontage width for those lands with frontages abutting cul-de-sacs.
  2. Setback is from any road easement or road right-of-way; corner lots shall have 2 front yards.
  3. Friction standards apply when the property abuts a residentially zoned or residentially used parcel.
  4. 10 feet of this setback that is adjacent to the street will be dedicated to landscaping.
  5. 20 feet or a width equal to the height of the structure, which is greater.
  6. The Planning Director may administratively approve smaller setbacks if the applicant can show that it will not be detrimental to the neighborhood or adversely affect existing businesses and residents.
  7. The minimum distance between buildings is determined by building and fire codes.
  8. Structures in excess of 30’ in height shall provide proper access for fire department aerial apparatus as determined by fire code.
  9. For commercial properties served by well and septic system, contact State of Nevada Department of Conservation and Natural Resources for minimum acreage requirement.

Land with water rights, minimum width 200', average minimum width 300'. E-1 minimum frontage width of 30' in a cul-de-sac. Corner lots require two front setbacks.
